To get your property file underway we will need a few things, starting with your firm contract from your Realtor's office and/or mortgage instructions from your lender (just give our name to your agent or banker/broker and they'll know what to do). We will then want to gather additional information from you and, in that regard, most of our clients prefer this online solution that prompts for and emails to us the requisite particulars. It can be completed in your own timeframe when/where your transaction information is convenient to you, minimizes interruption in your workday, and reserves our availability for your incoming file (subject to confirmation). Just another way to make it easy to work with us!
Remember, at the end when you click the "SUBMIT" button, you should then see a "Thank You" page and receive a follow-up email. If instead you are returned to the form, please ensure all required fields have been completed.

Some lenders will request a copy of a survey certificate before funding. A survey certificate is a diagram of the "footprint" of the house within the lot lines of the property, dated and signed by a land surveyor. You may wish to ask your Realtor to find out if the seller has one to pass along to you. In any event, we'll discuss with you how best to meet lender requirements in this regard, if any, with either a new survey or title insurance.
If known at this time, please provide name/location/contact info of the insurance agency with whom you will be placing fire insurance for the subject property to be effective as at your Completion Date. It is a standard mortgage condition that we contact them to arrange for your lender to be shown as first loss payee and obtain a binder to that effect. Property Ownership
With "Joint Tenancy", the interest of an owner who dies is automatically extinguished in favour of the surviving owner(s) thus avoiding the Estate and related costs/complications. Under "Tenancy in Common" the interest of an owner who dies passes to his/her Estate and then pursuant to his/her Will. Unlike Joint tenants, Tenants in Common may have unequal interests. When there are more than three owners, Joint Tenancy (common for couples) and Tenancy in Common (common for singles) can be combined.
Remember, they have to add up to the whole interest (i.e 100%.)

In 2017, the City of Vancouver introduced a Bylaw aimed at increasing the stock of available residential property by assessing a tax against properties deemed to be "vacant" for more than 180 days out of the year. If applicable, unpaid tax from a prior year can later be added to the property tax account and is therefore of concern to a buyer. Accordingly, it is important for the seller to be clear on his/her responsibilities and the property's status in this regard.
The City of Vancouver has restricted access to Property Tax Account information to those who can provide the unique Access Code found on your property tax notice. If you would like us to be able to contact the City on your behalf in this regard, kindly provide us with the said Access Code. Alternatively, when necessary, we will ask you to email us with any information/confirmations required from the City for your file matter.

Not to be confused with citizenship, it is important to determine residency for income tax purposes when selling Canadian real property. Each seller would have been asked to make this determination when signing the sale agreement. Additional information is available in our Real Property FAQ's and/or through your accountant.
Non-residents of Canada are required to obtain clearance from Canada Revenue Agency (CRA) when disposing of real property and, pursuant to Section 116 of the Income Tax Act, a significant portion of sale proceeds will be withheld for the buyer's protection pending receipt of certificates confirming same (the Non-Resident Holdback). The application for clearance is usually handled by the accountant filing your Canadian tax return(s). We will need to liaise with this accountant regarding the Non-Resident Holdback and possible CRA remittances.
