I have an accepted offer to sell my property! Now what?
If you are new to selling BC real property, we recommend that you begin with a look at the general information found on our residential property FAQ’s page and rely upon the professional guidance of your Realtor. In addition, here is a checklist that, although not exhaustive, you may find helpful to step you through the conveyancing process once your contract is firm and binding.

PROPERTY SELLER’S CHECKLIST
UPON FINAL SUBJECT CLAUSE REMOVAL (FIRM CONTRACT):
– Advise your Realtor that you will be represented by Marpole Notary
– Complete our online Property File Starter to get a better idea of what we will need from you, save time when the file is being opened, and communicate your information accurately
– Consult with your mortgage lender, if any, for strategies to mitigate any possible early payout penalties (eg. exercising prepayment privileges, porting, etc.)
– Make your moving arrangements, including shift/cancel of utilities and insurance, etc.
– Corporations and Estates, ensure all documentation is in good standing at appropriate registries and connect us with your corporate solicitor
– If executing by Power of Attorney, provide us with the original for filing at the LTSA
– Non-residents, consult your accountant regarding CRA withholding and clearance
ABOUT TWO-THREE WEEKS PRIOR TO COMPLETION:
– Expect to hear from us to exchange particulars and book your in-person signing appointment at our office for just ahead of closing
– Expect to receive emailed introductory confirmation/information from our conveyancing team
– Contact us along the way with any questions or new developments
WITHIN A FEW DAYS OF COMPLETION:
– Expect to receive emailed preview of documents/instructions from our conveyancing team
– Attend at signing appointment to execute the required transfer documents (bring two pieces of identification, at least one being current government-issued photo ID)
– Direct how you would prefer to receive sale proceeds (collected from us, deposited locally by us, couriered, wired, etc.)
COMPLETION:
– Transfer documents are submitted to the LTSA and sale proceeds released by buyer’s legal firm (time of day will vary)
– Realtors will be advised of registration number to confirm successful closing
– Sale proceeds are typically distributed next business day
POSSESSION:
– Leave the property in the condition agreed upon in your contract
– Leave with your agent or in the property:
a. the keys / alarm codes / garage remotes
b. appliance warranties / instruction manuals
c. any notices (property tax, city utilities, garbage collection days, etc) of use to the buyer
– Buyers will receive keys at the appointed time through their Realtor
POST-TRANSACTION REPORTING:
– Expect to receive final emailed confirmation of registration and sale proceeds to close the matter
– Tell your Realtor and friends what a positive and efficient experience you enjoyed with us!
YOUR NEXT PROPERTY TRANSACTION OR FOR PERSONAL PLANNING DOCUMENTS:

– Make your moving arrangements, if applicable, including homeowner’s insurance and utility hook-ups
– Corporations, ensure that all documentation is in good standing at the appropriate registries
– If executing by Power of Attorney, ensure lender has approved it for use with their mortgage documents and provide us with the original for filing with the LTSA
ABOUT THREE WEEKS PRIOR TO COMPLETION:
– Expect to hear from us to exchange particulars and book your in-person signing appointment at our office for just ahead of closing
– Expect to receive emailed introductory confirmation/information from our conveyancing team
– Contact us along the way with any questions or new developments
WITHIN A FEW DAYS OF COMPLETION:
– Expect to receive emailed preview of documents/instructions from our conveyancing team
– Attend at signing appointment to execute the required transfer documents (bring two pieces of identification, at least one being current government-issued photo ID)
– Provide balance due to close per statement of adjustments by way of bank draft payable to “Marpole Notary, in trust”
COMPLETION:
– Transfer/mortgage documents are submitted to the LTSA and sale proceeds released to seller’s legal firm
– Realtors will be advised of registration number to confirm successful closing
POSSESSION:
– Receive access to the property (keys, remotes, alarm codes) at the appointed time through your Realtor
– Inspect the property to confirm it is in the condition agreed upon in your contract
– Start enjoying your new place!
POST-TRANSACTION REPORTING:
– Expect to receive emailed confirmation of registration and copies of documents for your file
– Expect to receive a State of Title Certificate to close the matter within 1-2 months
– Tell your Realtor and friends what a positive and efficient experience you enjoyed with us!

My mortgage financing application has been approved! Now what?
If you are new to mortgaging BC real property, we recommend that you begin with a look at the general information found on our residential property FAQ’s page and rely upon the professional guidance of your banker or broker. In addition, here is a checklist that, although not exhaustive, you may find helpful to step you through the financing process once your lender’s approval is confirmed.

BORROWER’S CHECKLIST
UPON LENDER APPROVAL:
– Advise your mortgage banker/broker you will be working with Marpole Notary
– Complete our Property File Starter to get a better idea of what we will need from you, save time when the file is being opened, and communicate your information accurately

When can I preview my lender’s mortgage terms?
Most major lenders have filed Standard Mortgage Terms setting out the legal terms, and means of enforcement thereof, for their relationship with the borrower. In fact, some lenders have more than one set of terms in order to differentiate among their various product offerings. If, however, a lender has not specified a specific set of registered terms, the legislated Prescribed Standard Terms will apply.
